The best technology investments are the ones that make everything you already have work smarter. That is the idea behind Brivo’s May multifamily releases.
This month, Brivo expanded the Brivo Security Suite with three new integrations built specifically for multifamily operators: a video intercom experience delivered through the Brivo Mobile Pass, Wi-Fi thermostat management inside the platform operators already run, and a significant upgrade to the existing dormakaba lock integration that adds guest management and real-time lock monitoring. Each release adds meaningful capability to what Brivo already does. None of them require new apps for residents or new portals for operators.
One App for Every Door and Every Call
Brivo Security Suite Intercom Powered by Swiftlane
For years, multifamily operators have managed building entry through a patchwork of disconnected systems. Residents download one app for door access and a different app to answer a visitor call from the lobby. Property managers juggle separate portals. And somewhere in the utility room, a dedicated landline is running up a bill that no one can quite justify.
Brivo Security Suite Intercom, powered by Swiftlane, changes that.
Starting this month, Brivo integrates with Swiftlane‘s award-winning video intercom hardware to deliver visitor calls directly to the Brivo Mobile Pass. Residents use the same app they already use to access doors, amenities, and parking to see who is at the entrance, verify them on video, and release the door from anywhere. No second app. No separate intercom portal.
Visitors have two ways to reach a resident. They can select a name from the intercom directory on the touchscreen, or they can scan a QR Placard placed near the entry point to initiate a call from their own smartphone without touching the device at all. It is a frictionless experience for guests and a significant operational improvement for properties managing high volumes of deliveries, service providers, and short-term visitors.
The Swiftlane intercom line includes four hardware models ranging from a compact 5″ display to a flagship 10″ touchscreen, all IP65 weather-rated and built for exterior installation. The hardware includes internet connectivity, eliminating the dedicated landline that traditional callbox systems require. For properties paying for a callbox landline, that saving alone makes a compelling case.
Brivo Security Suite Intercom is available in North America with intercom hardware purchased through Brivo.
One Platform for Doors, Locks, and Now Temperature
Brivo + Resideo Wi-Fi Thermostat Integration
Managed Wi-Fi has become a standard amenity in multifamily communities. Operators invest in the infrastructure to keep residents connected, but until now that investment stopped at connectivity. The smart apartment capabilities that residents expect, including thermostat control from their phone, have required additional hardware, additional platforms, and additional apps to deliver.
Brivo’s integration with Resideo changes the equation.
Honeywell T-series Wi-Fi thermostats are now managed directly inside Brivo Security Suite and Brivo Mobile Pass (BMP). Property administrators can monitor thermostat status, adjust unit temperatures, and receive alerts from the same dashboard they use to manage access control and video surveillance. Residents control the temperature in their own unit from BMP, the app already on their phone, without downloading anything new.
Because the integration is Wi-Fi native, it runs on the managed Wi-Fi infrastructure properties have already deployed. There is no Z-Wave hub to install in every unit, no additional hardware procurement, and no separate maintenance contract. For operators who have already invested in managed Wi-Fi, this is the clearest possible return on that infrastructure: the same network that powers resident connectivity now powers access control and climate management, all visible from a single dashboard in the Brivo Security Suite.
The Resideo thermostat integration is included in the Brivo Multifamily Edition under B-ACS-UC-M (Smart Unit Automation), available in North America.
More From the Integration Already in Place
Brivo + dormakaba Guest Management and Live Updates
Properties running Brivo and dormakaba locks together have a solid access control foundation. This month, that foundation gets significantly more capable.
Brivo’s expanded dormakaba integration adds two features that address the operational gaps most commonly handled outside the platform today: guest management and real-time lock monitoring for dormakaba compatible locks.
Guest management gives property managers and residents a built-in workflow to issue temporary or recurring access to visitors without manual key handoffs, front desk involvement, or credentials that never get revoked. Passes are created inside Brivo Security Suite or Brivo Mobile Pass with granular controls over time windows, locations, and user types. Guests receive access via mobile or web credentials through the compatible dormakaba hardware already installed at the property. Every visit is logged and reportable, giving property teams the audit trail they need when a compliance or liability question arises.
Live updates add something that was previously missing from the integration entirely: real-time visibility. Lock and unlock events and battery status now surface inside the Brivo Security Suite as they happen, without waiting for a scheduled report or relying on a resident complaint to flag an issue. For regional managers overseeing multiple properties, that visibility is the difference between proactive management and reactive problem-solving.
No new hardware is required. These capabilities expand what operators can already do with the dormakaba integration already in place. The guest management and live updates expansion is available globally through the Brivo Partner Portal with the purchase of Brivo Security Suite.
The Bigger Picture
Each of these releases solves a specific, real problem that multifamily operators deal with every day. But together they represent something more significant: Brivo becoming the complete operating layer for the modern multifamily property.
Access control has always been Brivo’s foundation. May’s releases extend that foundation into the visitor experience, the resident environment, and the real-time awareness that property teams need to run efficient, secure communities. All delivered through the platform and the app that operators and residents are already using.
For operators looking to reduce vendor complexity, improve the resident experience, and get more from the technology investments already in place, the direction is clear.
